We use a penetrating silane/siloxane sealer. Not a coating on top — it soaks in and reacts below the surface, making the concrete itself water-repellent.
What you'll notice: water beads and runs off instead of soaking in and darkening the concrete.
What you won't notice: any change in appearance. No shine, no color change, no slippery surface.
Why we don't use glossy sealers
Film-forming acrylics — the wet-look products — are popular and photograph beautifully. We don't use them:
They get slippery when wet. On a driveway that's icy four months a year, that's a safety issue.
They fail visibly. Over concrete that isn't perfectly dry, or applied too thick, they turn cloudy white. They also wear off in tire tracks.
They need redoing every two to three years.
We'd rather sell something that works for years than something dramatic on day one.

Satellite imagery. Takes about thirty seconds and it's accurate within a few percent. We measure all the connected concrete — driveway, apron, parking pad, and walkway. If your lot is heavily wooded and the canopy blocks the view, we'll ask for a photo or drive by.
Sometimes we're not — depends what's being compared. Two things drive the price of a sealing job and neither is visible afterward: how much product goes down, and what product it is. Thin it out and the price drops, along with how long it lasts.
So the number that matters isn't the invoice, it's cost per year of protection. A $500 job redone every two years is $250 a year. Ours lasts [X] years — that's $[Y] a year. Fewer applications, fewer weekends with cars in the street, less money over the life of the driveway.

Cleaning most Hudson driveways takes three to five hours. With sealing we return a second day once the concrete is completely dry — sealer on damp concrete doesn't perform, and we won't rush it.
No. We need driveway access and an outdoor spigot. We'll text on arrival and send photos when done.
After cleaning, right away. After sealing, the manufacturer of the sealer recommends waiting 72 hours for the product to cure enough to drive on.
No. Intentionally it comes in a Matte finish to look just like unsealed concrete. You'll see the difference when it rains.
No. Penetrating sealers form no surface film, so traction is unchanged. That's exactly why we don't use glossy sealers.
Cleaning every one to two years in this climate. Sealing considerably less often — we'll tell you when we're there and remind you when you're due.
Often we can lighten it substantially. We won't promise it vanishes. We'll look and give you an honest answer before starting.
